Upcoming phases and planning files

These are City of Pickering applications, not builder VIP lists. A complete application is not approval, not a sales centre, and not a price. We watch them so you can ask us when a consumer launch actually appears.

Planning application — not a buyer launch

Oak Ridges (Seaton) — 27 townhouses

Oak Ridges (Seaton) Inc. (planning materials identify c/o DG Group)

Northwest corner of Whites Road and future Alexander Knox Road, Pickering

The City of Pickering lists complete applications for a draft plan of subdivision (SP-2025-02) and zoning by-law amendment (A 04/25) proposing five blocks with 27 townhouses and a laneway. A statutory public meeting process has been held. This is not an approved sales community and no consumer project name or price list has been verified.

Not a VIP release, not confirmed inventory, and not evidence that homes are for sale. The City states it is not an approved project.

Red-line revision to an approved draft plan

Oak Ridges (Seaton) A5–A6 draft-plan revision

Oak Ridges Seaton Inc. c/o DG Group

East and west of Whites Road (Sideline 26), south of Whitevale Road — Mount Pleasant neighbourhood

A separate City file covers revisions to an already-approved draft plan of subdivision (SP-2009-02) on a large Mount Pleasant parcel. The 2025 cover letter filed with the City identifies Oak Ridges Seaton Inc. c/o DG Group. The original plan includes residential blocks, mixed use, parks and related infrastructure. Unit counts and mix in a draft plan are planning figures, not homes you can buy today.

Not a named consumer community and not a current sales office.

Taccgate — Wilson Meadows subdivision

TACCGATE Developments Inc.

East side of Peter Matthews Drive, south of Alexander Knox Road (Wilson Meadows neighbourhood)

A planning justification report filed with the City describes zoning and draft-plan applications for a low-rise subdivision on Parcel 24 in Wilson Meadows. No retail community name, public price list or sales-centre listing was verified on a builder consumer site.

Not a confirmed new-home release. A planning submission is not a launch date.

Official plan amendment — not a home release

Seaton TFPM — Highway 407 and Brock Road

Seaton TFPM Inc.

Highway 407 and Brock Road (Thompson’s Corner / northeast Seaton)

OPA 25-004P seeks broader land-use permissions near the 407 and Brock Road interchange, including offices, hotels, mixed-use and high-density residential, light manufacturing, institutional uses, plus low- and medium-density residential and commercial areas. The City’s notice states this is not an approved project. A recommendation report was scheduled for 8 June 2026.

Not a named builder community and not pre-construction homes you can register for with a builder today.

City record

Planning application for commercial plaza

Seaton commercial plaza (Taunton Road)

Seaton Commercial Developments Ltd.

South side of Taunton Road between Burkholder Drive and Peter Matthews Drive

The City is processing official plan and zoning amendments for a commercial plaza. The revised submission describes about 12,421 square metres of gross leasable area. Anticipated uses discussed in City materials include grocery, pharmacy, daycare, banks, restaurants and services. The City’s Seaton community page also notes the applicant has indicated a construction start anticipated in 2026 — that is the applicant’s statement, not an approved timetable.

Not a housing release. Tenants are not confirmed.

FAQ

Does a City planning application mean I can buy a home there?

No. A complete application means the City is reviewing a proposal. It is not zoning approval, not a building permit, and not a sales launch. We list Seaton applications so you can watch them — not so you treat them as inventory.

Who is bringing the next Seaton phases?

City files currently include Oak Ridges (Seaton) Inc. (materials identify DG Group), TACCGATE Developments Inc. in Wilson Meadows, and Seaton TFPM Inc. at Highway 407 and Brock Road. None of those files is a verified consumer sales office.
